1. Make sure you know handymen. It is good to develop a list of companies that you can begin to work with in order to do certain tasks such as plumbing. Once you get more established this can begin to be a full time position. These companies or handymen that do specific tasks should be affordable in order to receive repeat business. It is good to have a list of multiple people in the same industry that you are familiar with pricing for this reason.
2. Client management skills. It is easy to get upset with someone who then can cast you in a different light. It is essential to listen to all complaints thoroughly and act appropriately with honesty and integrity. If you are going to do something do it, if you are not explain why or meet in the middle.
3. Move-in management skills. Sometimes people calling in and wanting tours can be overwhelming combined with everything else. The act of managing potential move ins and listings is a whole other game apart from existing management. This involves sales and following up. Getting good procedures that you follow for managing listings and leads is ideal.
